BACKGROUND:

North St. Mary's is a remarkable 10,000-square-foot adaptive reuse project located in the vibrant Tobin Hill neighborhood. Once an aging warehouse, this space has undergone a stunning transformation, emerging as a sleek, contemporary office environment designed to meet the demands of modern work culture. The design blends the building’s rich industrial history with contemporary elements, creating a dynamic space that serves both the practical needs of its occupants and the aesthetic values of the community.

A key aspect of the project was balancing the need for both enclosed and open office spaces to accommodate the varied nature of the work being done within. Recognizing that certain tasks require focused, private environments, the design incorporated enclosed offices and quiet areas, ensuring employees have the space to work undisturbed. At the same time, the open office areas were designed to foster collaboration and flexibility, supporting team-oriented work and enhancing communication across departments.

The building features large windows that flood the interior with natural light, enhancing the open spaces while preserving a sense of connection with the outside environment. Thoughtful design choices, such as modern glass partitions, exposed structural elements, and flexible meeting areas, allow the space to adapt as needs evolve. This balance of enclosed and open spaces creates a harmonious, functional workspace that reflects the dynamic and innovative nature of the businesses that call North St. Mary's home.
