BACKGROUND:
The Granada Homes project is a renovation of an existing affordable housing complex in downtown San Antonio, serving mixed-age seniors (62+). The renovation focuses on upgrading residential units with minimal disruption to current residents by relocating them within the building as work progresses. Key historic areas, including the main lobby and library, will be restored to their original grandeur, while also expanding amenity spaces for residents.
Cost-effective solutions will be employed to reconfigure residential units and provide historically accurate updates to common areas, all while meeting the requirements for Low Income Housing Tax Credits (LIHTC) and Historic Tax Credits (HTC). The project will also include historically appropriate exterior upgrades at the street level, enhancing the building’s presence along the Riverwalk.
